Prime Contractor
There are 2 different cases: When the Owner files a Notice of Completion, or when they fail to file a Notice of Completion.
Owner has not filed a Notice of Completion: The Mechanics Lien for the amount due is required to be filed within 120 days after completion of the contract, or from the last day services were rendered on the property.
Owner has filed a Notice of Completion: The Mechanics Lien for the amount due is required to be filed within 15 days from the filing of the Notice of Completion. Lienor has 120 days from completion of the contract, or from the last day services were rendered on the property to record the Lien.
Sub/Laborer
Owner has not filed a Notice of Completion: The Mechanics Lien is required to be filed within 120 days of completion of the contract, or from the last day that services were rendered on the property.
Owner has filed a Notice of Completion: The Mechanics Lien is required to be filed within 15 days from the date the Notice of Completion was filed. The Lienor has 120 days from actual completion of the contract, or from the last day that services were rendered on the property to record the lien.
Supplier/Other
