Prime Contractor
For Prime Contractors, a Mechanics Lien must be filed within 120 days after the last day labor or materials were provided on a construction project, and must be enforced within 6 years after the last day labor or materials were provided on the project. However, if the owner wishes to engage in a lawsuit in a shorter time period, then the lien is required within 30 days of receiving news of the lawsuit.
Sub/Laborer
For Subcontractors and Laborers, a Mechanics Lien must be filed within 120 days after the last day labor or materials were provided on a construction project, and must be enforced within 6 years after the last day labor or materials were provided on the project. However, if the owner wishes to engage in a lawsuit in a shorter time period, then the lien is required within 30 days of receiving news of the lawsuit.
Supplier/Other
