Prime Contractor
For Prime Contractors, a Notice of Contract must be filed either 60 days after filing notice of substantial completion, 90 days after filing a Notice of Termination or, or 90 days after last furnishing labor or materials to project; whichever occurs first. A Mechanics Lien must be filed within 90 days after filing a Notice of Substantial Completion, 120 days after filing a Notice of Termination, or 120 days after last furnishing labor or materials to project; which ever occurs first. Enforcement of the lien must take place within 90 days of the liens’ recording date.
Sub/Laborer
For Subcontractors and Laborers, a Notice of Subcontract is required to be recorded at the earliest date a Prime Contractor provides their Notice of Contract. A lien is required to be filed within 90 days after filing a Notice of Substantial Completion, 120 days after filing a Notice of Termination, or 120 days after the last day labor or materials were provided on a construction project; whichever occurs first. Enforcement of the lien must take place within 90 days of the liens’ recording date.
Supplier/Other
